Included in the basic Management Service is Rent Collection, day to day liaison with Tenants, remedial repairs, dealing with Service Charges and Ground Rent, annual Gas Safety Certificates, Electrical checks, liasing with Letting Agents and checking Tenants in / out. Unlike Letting Agents who deduct an annual Fee up front for obtaining a Tenant we deduct our Fees as the Rent is collected thus spreading the cost evenly throughout the Tenancy.
We collect the rent on your behalf and also hold Tenants Deposits . Using bespoke Computer Accounting Software the Rent is processed deducting any relevant Invoices, Fees etc.. then a Statement is produced. This is sent to you along with copies of any relevant Invoices or any other paperwork. The remainder of the Rent is then deposited directly into your Bank Account.
Day to day liaison with Tenants.
Rather than being pestered by Tenants phoning about every small problem let us take that strain. If we Manage your property it is our contact details the Tenant is supplied with not yours. Obviously should a problem not be so small we shall contact you to discuss options, keeping you informed of progress along the way to resolution.
Every property needs occasional repairs, probably more so with rented properties. These can vary from changing a few Light Bulbs to complete Refurbishment. We can handle the whole spectrum for you. We set an agreed amount of Expenditure, i.e. £250, under which we will carry out the repair without bothering you. Should something cost more than that we will discuss options with you, obtaining quotes where necessary, prior to carrying out the repairs.
Service Charges and Ground Rent.
If required we are happy to deal with paying Service Charges and Ground Rent on your behalf. Once again eradicating yet another potential Headache.
Liasing with Letting Agents.
Obtaining Tenants often throws up numerous questions and queries. We are happy to assist in dealing with the Letting Agents on your behalf. Invariably new Tenants will have a 'Wish List' that needs to be dealt with prior to completing the deal, we are happy to deal with that. We regularly deal with a number of Agents in the locality and can supply you with introductions should you be looking to Rent your property.
Gas and Electric Safety Certificates.
If your property has a Gas supply and you intend to Rent it out then by Law you must have an annual Landlords Gas Safety Certificate. Not only do we arrange that for you we also ensure that it is carried out annually, bang goes another problem. Electrical Certification is not compulsory yet but we can have a Certificate produced should you so desire.
Checking Tenants In and Out.
These processes throw up a myriad of problems from handling Tenants Deposits to sorting out the Utility companies, Council Tax etc.. We take care of the entire process for you.
We have a very strong team of Builders, Decorators, Plumbers, Gas Engineers, Electricians, Appliance Engineers, Handymen, Cleaners and Furniture suppliers. We can refurbish anything from freshening up one room to stripping out a property completely and re-modernising it. We liase with you from start to finish and we oversee the entire project. Once quotes and job specifications have been agreed you can sit back and let us get on with the job. We handle phased payments with the Sub-Contractors and only charge our Fee on completion when you are happy with the result.
Basic Management Service - we charge 6% of the Rent collected plus 10% of the total on any Sub-Contractors Invoices (Note - not Invoices such as Service Charges, Ground Rent, Utility bills etc)
Refurbishment Service - we charge 15% of the total cost on completion.
Remedial works on Non Managed Properties - should you wish us to carry out any works but wish to Manage your own property we will happily do so for the same Fees as above. However these are subject to a minimum charge of £25.
Please note that all Fees are subject to VAT at the prevalent rate, currently 20%.
